1BR Sublease in Beautiful Residential Area Close to Central Campus

I will be graduating in Fall of 2025 and am looking to sublease my bedroom (of three) in a gorgeous 2 family home in a residential neighborhood about 1/2 mile from central campus. Two other male tenants (UG students in engineering and LSA) will be... living in the same unit with a large shared kitchen and dining/living room. Sublease also includes a non-shared bathroom separate from the other two tenants. The room is fully furnished (two desks, a dresser, night stand, shelving, bed with sheets and all fittings, lamps if requested). The landlord of the property is a retired lawyer who lives below in the one-family unit. He is super considerate, and his presence means any issues faced on the property can be quickly resolved. There is also very cheap street parking (I would be happy to pay for a year) and garage space as well as a porch with a grill and seating that the landlord has historically let us use. The unit also includes basement storage areas that also include washer and dryers. The rent rate is negotiable, especially depending on term of sublease (i.e. I would be willing to take more of a loss if sublease is for January - August (end of my lease term)). The neighborhood is extremely quiet with virtually no students, I personally was staying here as an undergrad and found it to be my best off-campus rental experience, but the place would certainly be ideal for graduate students returning or incoming. All utilities are included except for internet. I was paying $22 per month for a nice plan with my current roommates there.
