Best of Both Worlds

This 1 BR apartment comprises the 'bonus room' (over a 2-car heated garage), the northwest bedroom of the main house, and a segment of the upper-hall of a 3-story farm house in the Pattengill/Tappen area of Ann Arbor. As the accessory-dwelling unit... for a family home, the house/apartment is in a very safe, family-friendly neighborhood within walking distance of grocery and library services. The home is on an interior lot so all 7 apartment windows look out on trees and backyards instead of streets -- the bedroom features 2 windows, one of which is egress-friendly. The bathroom is large and accessed outside the BR but on edge of LR. The 'bonus room' portion of the apartment contains (2) large dormers -- one contains a full galley kitchen with dishwasher and garbage disposal; the other is currently setup as a study but could be converted to a small BR. The central area is a combination LR/DR -- several cabinets are currently in the space that are available for tenant use but will be removed if not desired.

The entire unit was constructed in 2021; hardwood floors cover an in-floor heating system that is controlled within the apartment. This heating system ensures a ready and plentiful supply of very hot water. All appliances are new and (as of 11/21) under warranty. Two window units are available for AC when needed. Owners live on premise and are available if issues arrive or services fail.
